How to Market an Apartment Community Through the Slower Winter Leasing Season

Market an apartment community through winter by planning for fewer but more motivated renters: keep your website and Google Business Profile exact, put paid spend on high intent searches, and be clear about any specials. Then use the quieter months to fix what peak season exposed and set up lease expirations for spring.
Winter is not the same everywhere. January in Phoenix is not January in Chicago, so treat everything below as a starting point and check it against your own leasing history.
How much does apartment leasing slow down in winter?
Nationally, a lot of annual demand still lands in spring and summer. RealPage's analysis of the prime leasing season found that the roughly April to September window carried the majority of annual demand, and that the first quarter averaged 12% of annual demand over the prior decade, excluding 2022.
The slowdown can be sharp. RealPage reported that the U.S. apartment market posted seasonal net move outs in the fourth quarter of 2025, the first time in three years. Seasonality also varies by market: in its April 2025 update, RealPage named Chicago, New York and Boston among the most seasonal markets in the country. That same research found positive absorption in all four quarters in six of the ten years it reviewed, so winter is slower, not empty.
Who is still looking for an apartment in winter?
Renters who move in winter usually have a reason they cannot put off: a lease ending, a new job, a change in household or a move from out of town. They tend to compare fewer places and decide faster, so the details they need have to be easy to find.
That changes the job of marketing. Broad awareness matters less in December. Being the clear, accurate answer when someone searches for an apartment near a specific employer or neighborhood matters more.
Before the holidays, ask ChatGPT, Gemini and Perplexity the questions a relocating renter would ask, such as which communities near a large employer accept large dogs or offer short lease terms. Note whether your community appears and whether the facts are right. When they are wrong, fix the source, usually your website or Google Business Profile, rather than chasing the answer itself.
What should change in paid media during winter?
Keep spending on searches with clear intent, cut broad awareness first, and judge every channel on cost per lease rather than clicks. Fewer renters are searching, so waste shows up faster.
- Search. Keep brand terms and the unbranded searches that have produced tours. Pause terms that brought clicks but no tours.
- Paid social. Use it for retargeting site visitors and for specific offers with an end date, run in Meta's housing Special Ad Category.
- Listing sites. Make sure prices, specials and availability match the website before the holidays.
Our post on multifamily Google Ads covers how we decide which searches to keep.
How should you use Google Business Profile in winter?
Set holiday hours ahead of time and post specific offers with real dates. Google's help page on special hours says you can set them for holidays and other exceptions of up to six days in a row, and recommends setting holiday hours in advance.
Google Business Profile also lets you publish offer and event posts with a title and dates, and schedule posts to go live later. If you run a winter special, an offer post with its terms and end date is clearer than a general update. Add current photos and keep replying to reviews. Our post on winning in Google Maps covers the rest of the profile.
Should you offer concessions in winter?
Only if your market read says you need them, and only with terms stated plainly. A concession is a pricing decision first, and it should follow what competitors near you are actually offering, week by week.
We wrote about that in why concessions need a weekly market read. If you do advertise one, show the terms, the end date and the effective price the same way on your website, profile and listings. Some states now regulate how rental prices and fees are advertised, so have counsel review the wording.
What should the team fix during the slower months?
Use winter to fix the things there was no time for in July. Spring renters will see the result.
- Lease expirations. Offer lease terms on new leases and renewals that end in months with more demand, so next winter has fewer move outs to fill.
- Website answers. Fees, pets, parking and availability in plain text, matching your profile and listings.
- Photos and tours. Reshoot model units and amenities, and test your self guided tour flow on a phone.
- Reviews. Clear any unanswered reviews and set a reply routine for the year.
- Tracking. Confirm calls, forms and tours are tagged by source before spring traffic arrives.
- Retention. Talk to residents with spring and summer expirations early.
What should you measure through winter?
Compare this winter with last winter, not with August. Track tours and leases by source, cost per lease by channel and renewal rate, and look at whether you still appear for unbranded searches in Maps and AI answers.
A smaller number of leases can still mean the plan is working if your share of the searches that happen is holding. That share of searches is what LocalLift tracks every week for apartment communities across Google, Maps and AI answers.
Questions we hear
When is the slowest apartment leasing season?
Nationally, late fall and winter. RealPage found the roughly April to September window carried most annual demand, and the first quarter averaged 12% of annual demand over the prior decade, excluding 2022. Your market may differ.
Should we cut our marketing budget in winter?
Cut what is not producing tours, starting with broad awareness, and keep high intent search and accurate listings. Fewer renters are searching, but the ones who are tend to need to move.
Do we need winter concessions?
Only if your weekly market read shows competitors offering them and your traffic is falling short. If you offer one, state the terms and end date the same way everywhere.
How can we avoid so many winter lease expirations?
Offer lease terms on new leases and renewals that end in busier months. Over time that shifts more move outs into the season when units are easier to fill.
Should we update our Google Business Profile for the holidays?
Yes. Google lets you set special hours for holidays and recommends doing it in advance. Offer posts with dates are a clear way to show a winter special.
